What is an Indigo Sky home tour?
Real estate home tours have been a staple for over 50 years, initially serving as a valuable tool for agents to scout available properties for their clients. Traditionally organized by brokerages, these tours offered listing agents exposure to other listings within their office. However, with the rise of the internet, the significance of exposure shifted, leading to a decline in the frequency of home tours. Listings gained visibility through online platforms like Zillow, RedFin, and Realtor.com. Today, real estate home tours play a pivotal role in providing valuable feedback to listing agents and sellers. The rationale behind them is to foster collaboration among agents, where insights from one agent selling a home in the same area can benefit others. This collective support aims to enhance the industry as a whole. Another benefit is the feedback's role in empowering listing agents to advocate for necessary changes to their listings, whether it's through updates to the property or negotiating a price reduction. Ultimately, the objective is to encourage sellers to make their homes more marketable, leading to successful sales.
Why Sponsor an Indigo Sky Home Tour?
Sponsoring a home tour positions you at the forefront, enabling direct engagement with productive real estate agents. As the host, you play a crucial role in ensuring the tour's smooth operation and facilitating discussions on the featured homes and the feedback required for successful sales. Emphasizing the importance of providing honest feedback is fundamental for sponsors. As a tour sponsor, you gain exposure to a select group of 6-8 productive real estate agents, who statistically are more accomplished in their field. While sponsors may receive referrals from buyer's agents, establishing connections with agents who excel in selling homes is paramount for long-term success in the ever-evolving real estate market. Home tours offer unparalleled networking opportunities. Unlike other events such as continuing education classes or networking dinners, home tours provide a conducive environment for meaningful interactions with agents for over 2 hours. Sponsors pay to advertise on the Indigo Sky home tour app.
Tips for Successful Tour Hosting or Sponsorship:
Hosting a tour requires adept management skills. Successful hosts maintain control, ensuring the tour stays on schedule and actively soliciting feedback from agents at each listing. The host will call all the agents to central location and pose four key questions at each listing; How long has the home been on the market? This lets everyone know if the home has been on the market a long time. How many agent showings have occurred in the last two weeks (excluding open houses)? Each listing should get 7-10 showings every 2 weeks. Any less than this, then the market is saying that the home is listed too high. It’s not the agents fault. It’s just reality. Have there been any offers, even lowball ones? An offer on the listing means that the area is a hot area and investors want to buy it in order to fix it up and flip it. What is your recommended list price? Ask the agent what they think the listing should be priced at. I’ve always said that agents know what price the listing should be at in order to get it SOLD! Let the agents answer the questions. Sometimes, I’ll pick out a vocal agent and ask them for their recommendation and price recommendations. Agents are initially concerned that they will insult the listing agent. Once one or two agents start to give their opinions, others will chime in. Wrap up the discussion and ask the next agent on the tour if there are any special requirements on parking, gate codes, seller requests, etc.
What does Indigo Sky provide?
Indigo Sky takes on the cumbersome task of contacting agents to list their homes for the tour. We also oversee the coordination of tours in various areas, neighborhoods, and zip codes to ensure the featured homes align as much as possible. Utilizing email, text, and social media, we facilitate this process. Additionally, we simplify scheduling, provide directions between properties via the Indigo Sky app, and facilitate feedback through our app. We do the cumbersome work of marketing the tour while you focus on networking and nurturing relationships with agents so you can grow your referral business.
Best Practices for Sponsors:
Sponsors should post on social media to promote upcoming tours. The day before the tour, personally remind participating agents about the tour, where to meet, have they downloaded the Indigo Sky app and signed into the app, remind them about any specifics about the 1st home on tour (Gate code, parking requirements, etc). The Indigo Sky app has the contact info for each agent on tour. Follow-up with agents post-tour is important to maintain agent interest and grow your referral business. Do the basics; ask for a coffee or lunch meeting, ask for a referral, see if they have any questions about the tour feedback and that Indigo Sky has more tours throughout the city.
Cost and Benefits for Sponsors:
The sponsorship fee is $500 per tour, with a 12-month commitment to host one tour per month in a designated geographic area. Costs are shared evenly among sponsors, reducing individual expenses. Sponsors gain access to contact information for all participating agents. In cases where fewer than two homes are available for the tour, adjustments to the fee may be made, with the option to cancel the tour with agents' consent.
